Job Summary
JMC Homes is a leading local homebuilder recognized for our commitment to quality craftsmanship and exceptional customer care. We don’t just build houses; we create the spaces where families thrive and memories are made. We are looking for a dedicated Director of Architecture who will lead our single-family design strategy, manage our master plan library, and keep our plan processing moving smoothly through local municipalities. You'll design market-ready, cost-effective single-family floor plans while actively navigating local city/county approval and permit processes to keep construction starts on schedule.
You’ll act as the key bridge between our architectural designs and field execution, working closely with local building departments, as well as our internal Land, Purchasing, Construction, and Sales teams.
Key Responsibilities
Plan Processing & Municipal Approvals
- Own the end-to-end plan submittal and approval workflow with local building departments, planning commissions, utility providers, and HOAs.
- Build and maintain strong relationships with city planners, plan reviewers, and building officials to speed up intake, review cycles, and permit approvals.
- Jump on plan-check comment letters quickly, resolving agency redlines to prevent site delays and keep community launches on track.
- Keep up with local code changes, zoning updates, energy standards, and regional ordinances so our plans pass initial review with minimal back-and-forth.
- Coordinate lot-specific plot plans, master filings, and permit packages to sync with site development schedules.
Single-Family Product Strategy & Design
- Lead the design and evolution of our single-family floor plans, exterior elevations (Craftsman, Farmhouse, Modern, etc.), and option catalogs.
- Analyze lot dimensions, setbacks, and easements to create accurate lot-fit matrices and maximize site density.
- Stay on top of market trends—like flex spaces, outdoor living, and ADUs—to keep our homes competitive and appealing to buyers.
Value Engineering & Buildability
- Team up with Purchasing and Estimating to value-engineer framing, roof trusses, and foundations to cut waste and keep cost-per-square-foot down.
- Partner with Field Superintendents and inspectors to solve structural framing or code questions on site, using that feedback to tweak master plan files.
- Double-check dimensional takeoffs and material details on prototype plans with the Purchasing Manager.
Team & Consultant Leadership
- Guide and mentor our in-house drafting team to produce clean, permit-ready, and production-ready construction sets.
- Manage external engineering consultants (structural, civil, MEP) to make sure stamped plan sets are complete and ready for smooth municipal review.
- Maintain quality control across our master plan library to catch errors before plans go out for permits or construction.
Qualifications & Education
- Experience: 8+ years in single-family residential architecture, with at least 3 years in a leadership role with a production homebuilder. A proven track record of processing plans and pulling permits through various local cities and counties.
- Education: Bachelor’s degree in Architecture, Architectural Engineering, or equivalent hands-on experience in production homebuilding.
- Technical Skills:
- Proficient in AutoCAD Architecture (Revit/BIM experience is a big plus).
- Strong working knowledge of California Building Codes, local municipal zoning codes, city plan-check processes, and permit portals.
- Comfortable with Microsoft Office (Excel, Word, Project).
- Soft Skills: Great spatial intuition, strong agency negotiation skills, clear cross-departmental communication, and a knack for balancing great design with project speed and profitability.
Working Conditions
- A mix of office time, visits to municipal city halls/planning departments, and active single-family job sites.
- Extended time reviewing drawings on a computer screen.
